That curiosity is exactly why we put together this monthly market snapshot. It’s not meant to predict the future or tell anyone what they should do. It’s simply a clear look at what closed sales data is showing right now, broken down by ZIP code, so you can see how different areas compare.

What Homes Are Selling For by ZIP Code

Before talking about timelines, most people want to understand pricing.

The graphic below shows median closed prices for January 2026, organized by ZIP code across New Castle County.



When you look at pricing side by side like this, the range across the county becomes very clear.

At the higher end, January closed sales included:


  • Greenville/Wilmington (19807) with a median price of $1,475,000

  • Hockessin (19707) at $579,950

  • North Wilmington/Talleyville (19803) at $562,875


At the same time, a large portion of the county continues to fall into what many buyers would consider a mid-range price band:


  • Newark (19711) at $389,900

  • Pike Creek/Wilmington (19808) at $380,000

  • Bear (19701) at $375,900


And in parts of the City of Wilmington and surrounding areas, January data shows more accessible price points:


  • Wilmington (19801) at $237,450

  • Wilmington (19802) at $218,000

  • Elsmere (19805) at $210,000


For many homeowners and buyers, this is the most eye-opening part of the snapshot. Seeing the numbers laid out by ZIP code often answers a quiet question people have been carrying around:

How Long Homes Are Taking to Sell

January’s data shows a wide spread.

Some ZIP codes closed very quickly:


  • Greenville/Wilmington (19807): 5 days

  • North Wilmington/Talleyville (19803): 7 days

  • Pike Creek/Wilmington (19808): 7 days

  • North Wilmington/Bellefonte (19809): 9 days

  • North Wilmington/Arden (19810): 9 days


Other areas took longer:


  • Middletown (19709): 40 days

  • Newark (19713): 31 days

  • Wilmington (19801): 51 days

  • Wilmington/Edgemoor (19802): 53 days


That difference is where the market gets interesting.


Longer days on market can point to a more price-sensitive or condition-sensitive buyer pool, where buyers take additional time if pricing or presentation doesn’t line up closely with expectations.


In other areas, longer timelines are often influenced by inventory volume and choice. ZIP codes with active new construction or a larger number of available homes give buyers more room to compare, wait, and be selective. When buyers have options, there’s less urgency to move quickly.


Shorter timelines often show up in areas where resale inventory is limited. Fewer choices can lead buyers to make decisions faster when the right home becomes available.
